How We're Paid

The Short Answer

On most mortgages, the lender pays us, not you.

When the lender pays

When your mortgage funds, the lender pays our brokerage for placing the file with them. That is how we are paid on most files, and you don’t pay us anything for the work.

When there is a fee

Some private lending files carry a fee. If yours does, you will know before anything goes ahead:

  • The fee is disclosed to you in writing before I commit to the file.
  • It is paid through your lawyer at closing.
  • It is never paid to HomeHappy directly.

We don’t buy leads

We don’t buy leads from rate sites or lead generators. Most of our clients are referred by friends and family, or are past clients coming back.

We are paid by our lenders, but the payment that means the most to us is an introduction to a friend or family member who could use the same help.

Check our licences

You can verify both licences on the BC Financial Services Authority (BCFSA) registry:

  • Michael Anthony Lloyd, mortgage broker: licence MB614593
  • Canadian Mortgage Experts Inc. (The HomeHappy Team @ Canadian Mortgage Experts), mortgage brokerage: licence MBX612920
