Nanaimo Mortgage Questions We Actually Get Asked

Is it harder to get a mortgage on Vancouver Island than on the mainland?

Not harder to qualify — the rules are federal and identical. But the lender list is genuinely shorter here, and that’s worth understanding rather than discovering.

Several things narrow it. Some alternative and specialty lenders limit their lending to defined urban areas and simply won’t go to the Island, or will only go as far as the larger centres. Appraiser coverage is thinner outside Nanaimo proper, which stretches timelines. And on anything unusual — acreage, waterfront, an older home, a small strata — there are fewer comparable sales to appraise against, which widens the range of possible values and occasionally produces a number below an accepted offer.

None of that is a reason to expect trouble. It’s a reason to build realistic timelines into your subject removal dates and to have the lender identified before you write, rather than assuming a mainland pre-approval transfers cleanly.

I’m moving to Nanaimo from the Lower Mainland. Anything I should know first?

Two things, and both are timing rather than qualifying.

If you’re buying here before selling there, you’re in bridge financing territory — and the thing that decides whether a bridge is available is a firm sale on the property you’re leaving. Without one, most lenders won’t bridge, because they’d be lending against a hope. With one, it’s routine and lenders are generally happy to do it.

The second is the deposit. Plenty of people relocating have all their money in the home they’re selling and can’t put a competitive deposit down on the new purchase. That’s a separate product from a bridge and it’s solvable, but it needs arranging before you’re writing offers, not during.

The mistake we see is people treating the sale and the purchase as two transactions handled by two different people. They’re one file, and the dates have to be built together.

My income is seasonal or I work for myself. Does that work here?

It has to, because a large share of the Island economy runs that way — trades, tourism, forestry, fishing, marine, and a great many people who left the mainland specifically to work for themselves.

What lenders want is a pattern rather than a peak. Typically that means a two-year history in the same line of work, with income averaged across the full year rather than taken from your strong months. If you’re incorporated, or your T4 understates what the business actually earns, the picture changes again — add-backs, gross-ups and retained earnings are all read differently from one lender to the next, and the same file can produce materially different approvals. Here’s how that actually works.

Bring the whole year, including the quiet season. A file that’s read properly the first time doesn’t need rescuing later.

Does the speculation and vacancy tax apply in Nanaimo?

Yes. The City of Nanaimo and the District of Lantzville are both designated taxable areas for BC’s speculation and vacancy tax — along with Parksville, Qualicum Beach, Ladysmith and, further north, Courtenay and Comox.

This catches Island buyers more than most, because it’s a market with a lot of second homes, future retirement properties and places that sit empty part of the year. Being in a taxable area doesn’t mean you owe the tax — most owners are exempt as a principal residence or through long-term tenancy — but everyone in a taxable area must declare by March 31, including those fully exempt. Miss the declaration and you’re assessed automatically at the maximum rate.

The rates doubled for 2026: 1% of assessed value for BC residents, Canadian citizens and permanent residents, and 3% for foreign owners and untaxed worldwide earners. One exclusion worth knowing: islands accessible only by air or water sit outside the taxable areas, except Vancouver Island itself. Check a specific address against the province’s list, and take the detail to your accountant.

What about acreage or a property on a well and septic?

Common outside the city core, and both add steps most buyers don’t budget time for.

On acreage, most lenders finance the house plus roughly five acres — a minority stretch to ten — with the balance and most outbuildings carrying little or no lending value. So a property can appraise at full market value and still support a smaller mortgage than the purchase price suggests, with the gap landing on your down payment.

On well and septic, lenders typically want water potability and flow testing plus confirmation the septic system is functional and appropriately sized. Those tests take time to arrange and occasionally come back badly. Order them early — on a rural file, the water test is more likely to cause a delay than your income ever will.
