Today, as the founder and lead of HomeHappy, he uses that deep history to create custom mortgage strategies that a computer algorithm simply cannot replicate.Michael’s career has seen the heights of the industry; he built one of the largest brokerages in Canada, managing 130 brokers and $1.8 billion in annual volume (over $10+ billion lifetime). But along the way, he realized his true passion wasn't in managing a corporation—it was in working directly with people.
He chose to return to his roots to focus on what matters most: the individual goals and dreams of his clients.With over $1 billion in total personal mortgage volume closed, Michael’s expertise is rooted in a scale few have reached, yet his service remains deeply personal. In late 2016, Ottawa rewrote Canada’s mortgage qualification rules without asking the industry that would have to apply them. In February 2017, Michael Lloyd was called before the House of Commons Standing Committee on Finance to explain what those changes were doing to ordinary families.
He brought files rather than statistics: a North Vancouver couple penalised at renewal because their home had appreciated past a million dollars, and a separated man in the Kootenays forced to sell the family home he had planned to keep. Nothing about either household’s finances had changed.
He left the committee with three recommendations. Seven years later, the federal government enacted two of them.
