Last updated: September 16, 2026  |  Effective: September 16, 2026

The HomeHappy Team @ Canadian Mortgage Experts (“HomeHappy”, “we”, “us”) respects your privacy. This policy explains how we collect, use, share and protect personal information when you visit homehappy.ca, contact us, or use the tools linked from our website.

We follow British Columbia’s Personal Information Protection Act (PIPA) and, where it applies, Canada’s Personal Information Protection and Electronic Documents Act (PIPEDA). By using this website, you agree to the practices described here.

1. Who we are and how to reach us

The HomeHappy Team @ Canadian Mortgage Experts is a mortgage brokerage team based in West Kelowna, British Columbia, serving clients across BC. We co-broker with Indi Mortgage.

Privacy Officer: Michael Anthony Lloyd

Phone: 604-833-4663
West Kelowna, British Columbia

Our Privacy Officer is responsible for how we handle personal information and for answering any questions or requests about this policy.

2. Information we collect

We collect only what we reasonably need to run this website, answer your questions and serve you well.

  • Contact details you give us: your name, email address, phone number and anything else you include when you email, call, book a meeting or message us.
  • Inquiry details: what you tell us about your mortgage questions, goals or timing when you reach out.
  • Website usage information: your IP address, browser and device type, approximate location based on your IP address, the pages you view, how you arrived at our site, and similar technical details.
  • Your privacy choices: the cookie and tracking preferences you select in our consent banner.

3. Mortgage applications and sensitive information

This website is not designed to collect sensitive financial information. Please do not send income documents, identification, account numbers or credit details through general website links, social media or ordinary email.

When you apply for a mortgage, we collect that information through our secure online application and document process, and we ask for your specific consent before we share it with lenders, mortgage insurers or others involved in arranging your mortgage. That consent explains exactly how your application information will be used.

4. Cookies and tracking technologies

We and our service providers use the following technologies on this website:

  • Essential cookies and consent records: used to run the site and remember your privacy choices. Our consent tool (Complianz) records your choice with an anonymized IP address.
  • Google Analytics: used, with your consent where required, to understand how visitors use the site so we can improve it.
  • Embedded YouTube videos: YouTube may set cookies or collect information when you play a video on our pages.
  • Security logs: our website security software records IP addresses and related details of certain activity, such as login attempts and suspicious requests, to protect the site. These logs are kept for 60 days.
  • Hosting and network logs: our hosting provider (Elementor Cloud) and network provider (Cloudflare) process technical information such as IP addresses to deliver and protect the website.

You can change your cookie choices at any time through the consent banner. For details on the specific cookies we use, see our Cookie Policy.

5. Tools and websites we link to

Our website links to outside services, including Calendly for booking meetings, our secure mortgage application portal, the Canadian Mortgage App, online mortgage calculators, review websites and social media. When you use those services, their own privacy policies apply. We encourage you to review them.

6. How we use your information

  • To respond to your questions and requests, and to book and hold meetings with you.
  • To provide mortgage advice and services you ask us for.
  • To operate, secure and maintain this website.
  • To understand how the website is used and improve its content and usability.
  • To send you information you have agreed to receive. You can opt out at any time.
  • To meet our legal, regulatory and record-keeping obligations.

7. How we share your information

We do not sell your personal information. We share it only as follows:

  • Service providers that help us run the website and our business, such as hosting, security, analytics, scheduling and communication tools. They may use your information only to provide their services to us.
  • Lenders, mortgage insurers and related parties, only when you apply for a mortgage and have given us your consent.
  • Indi Mortgage, our co-brokerage, where required for regulatory, compliance or record-keeping purposes.
  • Regulators, auditors and professional advisors, including the BC Financial Services Authority, where required or permitted by law.
  • A successor business, if all or part of our business is reorganized, sold or transferred, under the same protections described in this policy.
  • Anyone else you direct us to, with your consent.

8. Where your information is stored

Some of our service providers store or process information outside British Columbia or Canada, including in the United States. Information held outside Canada may be subject to the laws of that country. We choose providers that use reasonable safeguards to protect it.

9. How we protect and keep your information

We use reasonable physical, technical and administrative safeguards to protect personal information, including encrypted (HTTPS) connections, limited access for team members who need it, and security monitoring. No method of internet transmission or storage is completely secure, so we cannot guarantee absolute security.

We keep personal information only as long as needed for the purposes described here, or as long as the law, regulators or our record-keeping obligations require. When it is no longer needed, we securely delete it or make it anonymous.

10. Your rights

You may:

  • Ask what personal information we hold about you and how it has been used.
  • Ask for access to that information.
  • Ask us to correct information that is inaccurate or incomplete.
  • Withdraw your consent, subject to legal or contractual limits and reasonable notice. Withdrawing consent may affect our ability to serve you.
  • Change your cookie preferences at any time.

To make a request, contact our Privacy Officer using the details in section 1. We may need to confirm your identity first, and we will respond within the time the law requires.

11. Children

This website is not directed to children, and we do not knowingly collect personal information from children through it. If you believe a child has given us personal information, please contact us so we can address it.

12. Changes to this policy

We may update this policy from time to time. When we do, we will post the new version on this page and change the dates at the top.
